As-built measured plans

The house as it actually exists, not as the 1974 blueprint claims. Existing-conditions floor plan and elevations, built from your photos and field dimensions, cross-checked until the numbers agree with each other.

You get

  • Dimensioned floor plan, every level
  • Exterior elevations
  • Wall, door and window schedule

You send

  • Our one-page tape-measure sheet, filled in
  • Photos from each corner and room

Sketch-to-CAD, by the room

For the kitchen, the bath, or one stubborn mudroom. Your hand sketch gets cleaned up, scaled and dimensioned, so a cabinet maker or tile setter can actually order from it.

  • Fixture and appliance placement
  • Wall elevation of your choice

You send

  • A sketch, even on a napkin

Structural-ready construction documents

For when a wall is coming out and somebody with a stamp needs to bless what replaces it. Framing plans, beam and header callouts, and load paths drafted clean, so your engineer reviews instead of redrawing.

  • Beam, header and post callouts
  • Load-path diagram and detail sheets

You send

What if my project is bigger than your price says?

The “from” price is where each set starts. Send the details and we quote a fixed figure for your actual scope, such as a 2,600 sq ft house or a two-story addition. That figure is what you pay.

When do I pay?

Half to start, the balance on delivery, by invoice. ACH, card or check. No cart, no checkout, no subscription.

Which file formats do I get?

PDF for printing and submitting, plus DWG and DXF so your engineer or next drafter can edit them. Layers are named sensibly, which is rarer than it should be.

Do I need as-builts before a permit set?

You need accurate existing plans. If you have them, send them. If you don’t, order set A first; its cost is credited toward the permit set if you go ahead with us.

Do you stamp or submit the drawings?

We draw; a licensed engineer or architect stamps where your jurisdiction requires one. Submission is yours or your contractor’s, and we’re on hand when comments come back.
